Job Description

We are looking for a Technical Facilities Manager based in Spitalfields. This role will oversee the maintenance/facilities team and lead the property maintenance function. Chapter Kings Cross is a Student Accommodation property with circa 1000 beds, social spaces, a 32nd floor bar , auditorium and a private gym.

Key Responsibilities Include:

  • Management of the Maintenance team.
  • Lead the property maintenance function in both the internal and external aspects of the buildings, amenities, common areas, public realm and grounds.
  • Works with Community Manager to develop a positive culture aligned to our brand pillars
  • Building standards, health & safety, statutory compliance, repair & maintenance and overall asset functionality.
  • Monitors the building services maintenance and management regime to ensure the mechanical, electrical and other building services plant and equipment reach their expected life span.
  • Provides the Community Manager and wider business team with monthly reporting of PPM, potential life cycle replacement and contractor performance reviews.
  • Contributes with the Community Manager to the development of the annual budgets for the properties and is accountable for attainment of related budget goals by analysing and evaluating financial statements, reconciling monthly statements against approved budget.
  • Maintains sufficient inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelines. 
  • Monitors reactive, statutory and PPM, works ensuring service level agreements are met, and accurate, up to date records are kept on systems and at the property.

Skills and Experience required:

  • Previous Facilities Management experience in a similar environment.
  • Experience in overseeing building and engineering maintenance, project management of minor and major works, environmental controls, cleaning services and security services.
  • Strong commercial awareness with aptitude to determine the innovative and cost- effective solutions.
  • Experience of developing and maintaining risk assessments, managing preventative maintenance systems and the ability to support the Community Manager to meet their obligations to operate a safe building.
  • Electrical/mechanical engineering or plumbing (i.e. NVQ, City Guilds or similar) or the equivalent of an apprentice program or trade school in the building trades.
  • BIFM/IWFM/ Equivalent qualification.
  • Proficient in the use of Microsoft office packages including Word, Excel and Outlook.
