Job Description

We are looking for a technical Facilities Manager to join our team based in Croydon - This role will oversee the maintenance/facilities team and lead the property maintenance function.

Croydon will comprise of 2 of the world’s tallest modular build to rent towers – Each tower will include roof gardens, a podium-level sun lounge, panoramic viewing galleries, fully equipped gyms, residents lounge and private dining and event rooms.

Key Responsibilities Include:

  • Management of the Maintenance and Facilities teams.
  • Lead the technical services and property maintenance functions in both the Internal and External aspects of the buildings, amenities, common areas, public realm and grounds.
  • Works with Community Manager to develop a positive culture aligned to our brand pillars
  • Building standards, health & safety, statutory compliance, repair & maintenance and overall asset functionality.
  • Leads handover from Construction to Operations of all mechanical & electrical, BMS systems, AV systems and plant; participates in all handover training and ensure that the growing facilities maintenance team is trained on all systems.
  • Monitors the building services maintenance and management regime to ensure the mechanical, electrical and other building services plant and equipment reach their expected life span.
  • Provides the wider business team with monthly reporting of PPM, potential life cycle replacement and contractor performance reviews.
  • Contributes to the development of the annual budgets for the properties and is accountable for attainment of related budget goals by analysing and evaluating financial statements, reconciling monthly statements against approved budget, and working with the General and Community Managers on explaining any variances.
  • Maintains sufficient inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelines. 
  • Monitors reactive, statutory and PPM, works ensuring service level agreements are met, and accurate, up to date records are kept on systems and at the property.

Skills and Experience required

  • Previous Facilities Management experience in a similar environment - Property and Multi site experience would be advantageous.
  • Experience in overseeing building and engineering maintenance, project management of minor and major works, environmental controls, cleaning services and security services.
  • Strong commercial awareness with aptitude to determine the innovative and cost- effective solutions.
  • Experience of developing and maintaining risk assessments, managing preventative maintenance systems and the ability to support the Community Manager to meet their obligations to operate a safe building.
  • Electrical/mechanical engineering or plumbing (i.e. NVQ, City Guilds or similar) or the equivalent of an apprentice program or trade school in the building trades.
  • BIFM/IWFM/ Equivalent qualification.
  • Proficient in the use of Microsoft office packages including Word, Excel and Outlook.
